Mandatory Gas Piping Inspection in NYC

The new rule gives effect to Local Law 152 of 2016, which includes provisions in addition to the existing gas inspection rules mandated under separate state law.
The requirement for inspection applies to the exposed piping in mechanical and boiler rooms, as well as the public areas of buildings that include three or more units.
At My Property Man, we work with a number of licensed master plumbers to carry out these inspections for you as part of our full property management services.
We will check for any illegal connections, gas leaks, and non-code-compliant installations. Once the inspection has been completed, we will provide the property owner with a certified report using the required form GPS1.
In the event conditions are found requiring remediation, we will arrange for the necessary work to be completed and schedule a follow-up inspection with our licensed master plumber in order to obtain the certified report.
Finally, we will coordinate the filing of the “Gas Piping System Periodic Inspection Certification” using the required form GPS2 with the NYC Department of Buildings and bring your building into full compliance for the next four years.
The requirement for inspection is every four years. However, new constructions are exempt from inspection for the first 10 years.
